Conceptual Site Development Plan, British Columbia, Canada
The given site is located in the mountainous area of Canada, in the province of British Columbia.
The purpose of the territory’s renovation is the development of a small town.
The characteristic features of the territory are:
- the presence of a highway, which ensures convenient transport accessibility;
- the surroundings of developed tourist routes;
- picturesque landscapes;
- a mountain river and lakes;
- a favorable slope for construction.
The total area of the territory is 50 hectares.
The slope has an eastern orientation with gradients ranging from 3–7%, which allows for the application of various approaches in urban development and the establishment of convenient transport connections.
The conceptual model of territorial development was based on the creation of a self-sufficient small town with full social and infrastructural services.
The investment attractiveness consisted of three main directions of territorial development:
- multi-level residential sector;
- development of several areas of tourism and recreation;
- advancement of the education sector and IT technologies.
The planning scheme is maximally integrated into the natural framework of the territory and designed with consideration of landscape dominants (river, lakes, mountains, green areas).
The overall favorable conditions (slope, climate, presence of already existing clearings, etc.) contributed to the establishment of a clear urban structure with distinct zoning and a branched transport network effectively connecting all zones with each other.
